Many people seem to confuse or not recognize the difference between two entirely different concepts; "preparing a Home to live in" vs. "preparing a Home to Sell". Understanding these differences and some of the philosophy behind Marketing, depersonalizing and Staging will help... 
 
Most Home owners have worked diligently to personalize their Homes with their own personal style and Decor. Show casing their style and personality from room to room, turning their House into their "Home". They have created a comfortable environment for themselves and thus, have prepared the Home for them to live in.
 
"One Mans junk is another Mans treasure." -and vice versa! Unfortunately, we don't all have the same taste in Decor, Music, clothes, cars, and so on... While our beautifully decorated home may impress some, it may also distract (or even offend) many others. When marketing, we want to impress buyers with all of your homes  possibilities, not necessarily all of its present realities...
 
Preparing a Home to sell is what we do after the  decision to sell the House has been made. Living in and Marketing a Home have two very different objectives. So, from this point on, we must think more in Business terms and begin making Business like decisions. -there is a lot of money at stake!
 
"Home is where the Heart is."  Therefore, it is best to keep in mind that we are not trying to sell your "Home", we are trying to sell the "House". Furthermore, we are not trying to market or accentuate "your Home" as much as we are trying to market and accentuate "the Buyers new Home." Not to mention, we may only get one opportunity to win over a Buyer. With this in mind, we need to help make sure that their 15 minutes in your Home is more about the Home and less about the Homeowner. 
 
Our main Staging objective is to minimize distractions and objections while maximizing space and potential! With Staging, like Theatre, things are not always exactly how they seem. For example; an unstaged, darker, partially cluttered room is not actually smaller. -it just seems that way! Staging helps to create an environment that allows a Buyer to see your Home as their own. Developing an openness that allows them to freely envision their personal needs, style and Decor.
 
Bottom line; Proper Staging is always beneficial and can be employed to lesser or greater degrees. Every property is unique and each will require different area's of attention. As your Real Estate Marketing Team, we will guide and direct your Staging efforts helping to maximize your Homes marketing potential.
 
Utilizing unbiased neutral parties can be helpful. ***But, beware of Helpful friends and relatives who do not fully understand the philosophy behind Marketing or Staging a Home and can mistakenly sabotage your all of your staging efforts...
