Staging (preparing)Your Home

As your Real Estate expert, one of the first things we will do before putting your house on the market is to prepare or "Stage" your home for the sale. Staging is a lot of work. But, so is endless showings from the lack of preparation... We want to show your house off in its best light to maximize your earning potential as well as, limiting the length of time your Home is on the market. There is a lot of competition out there. So, we will tour your home with the eye of a buyer, revealing  what is working and flowing and what isn't from a sales perspective.

Curb Appeal
Their 1st impression! Does your house have Good curb appeal? Can we give it a little more pizzazz to draw the buyers in? How does it compare to the competition? Would a bit of touch-up paint add dollars to the sale? What about the Mailbox and Landscaping? Is the lawn in order and neatly edged? Are trees and bushes neatly pruned? Are flowers in bloom? If not, it may be time for an upgrade. Adding colorful annuals to the frontyard  will make a big difference. Remember, creating curb appeal will add dollars to your homes final selling price and help lesson it's time on the market...

Welcome Home
As we walk through your front door, We will ask ourselves; "Will this house say, 'Welcome home' to a buyer?" While Looking through the eyes of a buyer, we will recommend changes that will enhance sales appeal and set your Home apart from the competition.

We'll help you eliminate anything that gives the appearance of clutter. Countertops should be free and clear. Knickknacks, souvenirs, family photos, refrigerator artwork - it must be gone. We need to "de-personalize" the house so buyers can imagine the Home as their own. This makes the moment about them instead of you...

Closets and cupboards must appear large and roomy. It's time to make a donation to a local charity or store belongings at a Storage facility, a friend's or a family member's home. Warning -Yard sales can be fun. But, they can also be a lot of work and the whole yard sale process can dramatically postpone the completion of Staging, as well as actually getting the Home on the market. Charitable donations are quick, easy and Tax deductable!

Reviewing your home room-by-room, We will make recommendations that will impact the sale and the duration of the marketing process. We will point out the pieces of furniture that should be moved or removed, rooms that need new paint, carpet that needs to be cleaned or changed, fixtures that need polishing or replacing, windows that need cleaning, and any other cost effective improvement that can easily be made to promote the sale of your Home.

Setting the Stage
Before the first buyer walks in your door, We'll show you how to set the stage. Your buyers may have already seen 6 Houses today. So, we want your Home to be the one that stands out! We want to engage the buyer's senses. Lighting is critical. We'll open all the curtains, open blinds, change and replace light bulbs and add lighting where needed to welcome the buyer. We'll enhance the ambiance with music playing lightly in the background and insure a pleasing aroma emanates from every room. We will create a positive and inviting environment for all...
