Staging Your Home Checklist
Please note; This list is only a basic over view of some of the staging objectives. The list is in random order and is not prioritized. Every Home is unique and must be given individual consideration to yield the very best results...
Proper Home Staging is very important and will help your Home appear and feel Larger while also creating a more appealing environment for potential Buyers. Most Buyers cannot see past space robbing objections such as; personal Clutter, too much furniture, filled closets, dim lighting and Darker wall colors. Every distraction or objection limits a Buyers ability to feel at ease and objective about your Home...
Remove all excess (clutter) from the house and de-personalize.
- Make sure countertops are free and clear.
- Remove unnecessary furniture throughout the house.
- Remove the "art gallery" and coupon collection from the refrigerator.
- Remove all clutter from the Laundry area and keep the lid on the dirty clothes hamper.
- Utilize a commercial storage facility to help open up the Garage and closet areas.

Check the bathrooms.
- Are the surfaces clean and clear?
- Are shower curtains and doors hung properly?
- Is the flooring clean and fresh?
- Are towels neatly hung?
- Keep Personal hygiene (tooth brushes,paste, etc...) out of sight.

Check the walls.
- Is paint and wallpaper fresh, clean and light in color? (Light neutral colors are Best...)
- Are the walls free from holes?
- Are there any colors or objects on the walls that need to be removed?

Check the floors.
- Is the carpet clean and free from stains?
- Are hard surface floors clean and free from stains?
- Remove worn or slippery, area and throw rugs...

Check windows and window coverings.
- Are all the windows clean and functioning properly?
- Are draperies and blinds clean?
- Always open Blinds before showings!

Pet check.
- Are there any signs that this is a pet's home? (this will turn many buyers away at the front door.) Be sure to clean and remove kitty litter, pet toys and bedding.

How's the aroma?
- Try to air out the home prior to showings.
- If air freshener is necessary, use well before showings as a consideration to those with allergies. Candles can be a much better choice.

Set the mood prior to showings.
- Open all of the draperies and blinds and turn on every light.
- Turn on the radio to a classical music station, set the volume on low.
- If you have time, cook a batch of cookies to have the warm, welcoming aroma permeating the home. Cinnamon potpourri is also a great choice!
